2. No Legal, Financial, or Appraisal Advice

3. Agency Disclosure (New York State Requirement)

By booking a listing appointment or buyer consultation, you acknowledge that:

 

  • You will be required to review and sign the New York State Agency Disclosure form

  • Signing the disclosure does not obligate you to enter into a contract

  • Services may not proceed without acknowledgment of agency disclosure where required

 

 

4. Commission Agreements

 

If you choose to proceed beyond an initial consultation and engage our brokerage services:

 

  • A written commission agreement may be required

  • Commission terms will be fully disclosed prior to execution

  • No commission is earned unless agreed to in writing and permitted by law

 

 

5. Booking, Payments, and Cancellations

 

 

Free Consultations

 

Some services (including listing appointments) are offered at no cost.

 

 

Paid Services

 

Paid services must be paid in full unless otherwise stated.

 

 

Cancellations

 

  • Clients may cancel or reschedule according to the booking policy displayed at the time of booking

  • No-shows may forfeit fees where applicable

 

 

6. Notarial Services Disclaimer

 

Loan signing and notarial services are provided by a commissioned New York State Notary Public who is:

 

  • Background screened

  • Bonded and insured

  • Certified and compliant with applicable standards

 

Notarial services do not include legal advice or document preparation beyond notarial duties.

 

 

7. Credit Review & Buyer Readiness Services

 

Credit review and buyer readiness services are:

 

  • Educational and informational only

  • Not a substitute for lender underwriting

  • Not a guarantee of loan approval

 

Final credit and loan decisions are made by third-party lenders.

 

 

8. User Responsibilities

 

By using this site, you agree that you will:
